Summertime in Havasu

This weekend, I spent some time at Mesquite Bay on the north end of the lake and started reflecting on the year-round activities our lake and town provide. This time of year is perfect for enjoying the lake early in the morning. Whether you’re hiking around the perimeter for the stunning views or paddle boarding or kayaking in one of the quiet coves, Mesquite Bay is especially nice because it is sectioned off and motorized boats are not allowed in that area.

It’s also a great time of year to visit the Lake Havasu Museum of History. Despite being a young town, incorporated in 1978, we have a fascinating story of vision and dedication that is well worth exploring.

Speaking of dreams, if you’re dreaming of a new home, here are some stats from our local market. We are seeing houses stay on the market a little longer, with the average now at 60 days. Our median sales price is $450,000. It’s fluctuated a bit over the last 12 months, but we’re holding steady at nearly the same price as last summer.

We are seeing some price reductions, but these are mostly homes that were priced too high initially and are now adjusting to more realistic market values.

Last week, we had 26 new single-family homes come on the market, 20 houses went under contract, and 32 houses closed escrow. Currently, we have 334 homes on the market.

I hope you find value in the market information and statistics I share. If there’s anything you would like me to include in the newsletter, just let me know. And if you have specific questions, reach out—I’m happy to answer those.
